You have decided to buy a site in Bangalore. Also, you have
chosen the location and ready to pay the money. Sop for a minute! Are you sure
that your site is a BMRDA approved site? Wondering why you need that? Well,
BMRDA is Bangalore Metropolitan Region Development Authority (BMRDA), an
autonomous body developed by the Government of Karnataka. This body plans,
co-ordinates and supervises the development of the areas within the Bangalore
Metropolitan Region (BMR). Sometimes the realty developers will make you fly in
the sky by giving colourful literature, incredible offers and attractive
prices. If you are not aware of the BMRDA approved sites in Bangalore for sale,
be prepared to get an insight of the body.
It is the BMRDA who actually formulates the plan and
implements the structure plan in Bangalore. Also, they do the survey of the
Bangalore Metropolitan region and prepare reports on the surveys that they
carried out in Bangalore. They don’t stop with the layout planning but also
co-ordinate with other bodies including Bangalore water supply and sewage
board, Karnataka Electricity Board, State Road Transport Corporation and other
bodies.
What you need to know? For instance, if a realty developer wants
to take up a project in Sarjapur Road, he needs to get the permission in the
form of writing from BMRDA first before he can start the construction project. Only
after BMRDA grants permission, the developer can go ahead with the
construction. It is important to verify with your developer whether your site
is approved by BMRDA or not before you make your buying decision.
If you get carried away with the overwhelming promises of
your realty developer, you are likely to get into some trouble. Why? As the
site is not approved by the BMRDA and does not fulfil legal requirements of the
Land Revenue Act, the Land Reforms Act and the Town and Country Planning Act, you
are liable to pay whooping amount of fees and levies which have not been paid
by the developer.
